<DIV><FONT size=3>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;自从广州市房管局发布四月楼市分析报告后，关于楼市“是否回暖”的争论越来越多。报告显示，四月份广州十区成交均价回到万元以上，住宅交易登记面积同比2007年4月减少33.8%。笔者认为，量在价先，没有成交量的支撑，说楼市回暖还为时过早。从最近的宏观形势来看，还有四大利空因素给楼市回暖带来压力。</FONT></DIV>
<DIV><FONT size=3><FONT size=3>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;</FONT>第一，&nbsp; 紧缩货币政策维持不变。6月7日，中国人民银行宣布上调存款类金融机构人民币存款准备金率1个百分点。值得关注的是，央行此次上调是未等五月PPI与CPI的数据公布就决定了；且上调幅度是一个百分点，而不是常规的0.5个百分点。此种选择表明了管理层对于通胀压力之大的担忧和加强社会热钱控制的决心。可以预期，紧缩的货币政策将保持不变，这对于目前资金紧缺的房地产行业来说是第一大利空因素。</FONT></DIV>
<DIV><FONT size=3><FONT size=3>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;</FONT>第二，&nbsp; 通货膨胀压力仍然较大。国家统计局于6月11日公布5月份PPI同比上涨8.2%，6月12日公布5月份CPI同比上涨7.7%。一直高企的通货膨胀已经使得民众的实际购买力下降，这种影响已经反应在汽车业和房产等大宗消费品上，现在大众消费者在购房方面采取了更加谨慎的观望态度。</FONT></DIV>
<DIV><FONT size=3><FONT size=3>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;</FONT>第三，&nbsp; 地震灾害影响越来越大。不仅四川余震不断，前不久内蒙也发生了5.2级地震，甚至连广州9月发生地震的传言也开始出现。地震不仅损毁房屋导致开发商和消费者的直接经济损失，而且影响消费者的购房心态，在很大程度上延迟消费者的购买行为。</FONT></DIV>
<DIV><FONT size=3><FONT size=3>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;</FONT>第四，&nbsp; 唱空楼市的舆论影响扩大。媒体持续报道地震对楼市的不利影响，加强披露越南楼市暴跌的情况，增多分析央行非常规性上调存款准备金率的影响等等，这些利空楼市的舆论影响不断累积，使得社会大众普遍看空房地产行业。这已经反应在了资本市场，6月10日，地产股几乎全面跌停，万科、保利地产等股价创出新低，地产板块的跌幅超过了大盘。</FONT></DIV>
